The median home listing price was $308,000 in May 2023, with a median sales price of $327,500. Housing prices were trending up by 14.8% year-over-year. In 2022, it was a seller’s market. Buyers paid more than the listing price when they could close a home purchase to take advantage of lower interest rates. Now, the real estate market has reversed.

It is a buyer’s market with more homes available for sale than there are interested buyers. Expectations are that housing prices will go down for the next few years. Housing costs are only 2% below the rest of the United States, which is also reflected in the cost of living being 2% less in this area compared to the national average.
