6 Great Neighborhoods for UCF Students

The University of Central Florida (UCF) is located in Orlando, Florida. It is one of the largest universities in the United States. It has 13 colleges that offer over 220 degree programs. The student enrollment is close to 70,000. Needless to say, trying to find a place to live can be difficult. Not only do college students have to compete with the high cost of Florida real estate, they're also competing with each other to find a safe and affordable place to live.

Nearby UCF Neighborhoods

Most students prefer to live close to the campus so that they can easily go to classes. The closest neighborhood is 4000 Central Florida Boulevard. This is the micro-neighborhood around UCF. The median price for homes closest to the university is $352,168. The median rent is $3,459. This is too pricey for most college students, so they usually go out a bit further to other nearby neighborhoods to find a less expensive place.

Oviedo Kelly Creek Circle/Lockwood Road Neighborhood

This neighborhood of Oviedo at Kelly Creek Circle and Lockwood Road is just north of UCF.

Home Styles

Homes in this neighborhood are medium-sized with three and four bedrooms and large-sized with five bedrooms or more. There are also mobile homes in this area. Most homes in this area were built between 1970 and 1999. A few homes were built after 2000. There is about an equal mixture of owner-occupied homes and rental units.

There is turnover for the rental units with an average 11.3% vacancy rate, so it is fairly easy to find a place to rent. This neighborhood is popular with college students who make up 21.8% of the residents. Many of the students walk, take the bus, or bicycle to school. The neighborhood is considered very safe. It is rated in the top 0.9% of college-friendly places to live in Florida.

The median home price is $251,496 and the median rent is $2,329.

Things to Do in this Neighborhood

The energy of this neighborhood changes when the school is in session compared to between semesters and during the summer when fewer students are here. It has quite the party atmosphere during school breaks.

Oviedo Old Lockwood Road/Fawn Run Neighborhood

This neighborhood of Oviedo at Lockwood Road and Fawn Run is northeast of UCF.

Home Styles

In this neighborhood, there are medium and large homes plus some town homes. It is an established neighborhood but not old. Most of the homes were built between 1970 and 1999. Some were built after 2000. The majority of the homes are owner-occupied. This area is popular with executives, families with children, and students. Some students are able to rent a room in a private home located in this neighborhood.

The median home price in this neighborhood is $377,645 and the median rent is $1,999.

Things to Do in this Neighborhood

This is a pleasant suburban neighborhood. On it southern edge, it has the Econ River Wilderness Area, which is a 240-acre natural habitat full of beautiful walking trails. Golfers enjoy playing a round of golf at the Twin Rivers Golf Club.

Christmas and Bithlo Neighborhood

To the east of UCF is the Christmas and Bithlo neighborhood.

This neighborhood has nice homes. It is popular with families who have children. Many of the homes are newer and were built after 2000. There are some mobile homes in this area. The single-family homes are medium to large size with up to five bedrooms. Most of the residential properties are owner-occupied.

The median home price in this neighborhood is $252,231 and the median rent is $1,700.

Things to Do in this Neighborhood

This is a big area with natural parks. On the northeastern side, is the Charles H. Bronson State Forest. On the southeastern side, is the Tosohatchee Wildlife Management Area.

Lake Pickett Road and East Colonial Drive Neighborhood

This neighborhood is southeast of UCF.

Home Styles

There are mobile homes in this neighborhood. The single-family homes are small with one or two bedrooms and medium-sized with up to four bedrooms. Most were built between 1970 and 1999. A few homes were built after 2000.

Housing Prices

The median home price in this neighborhood is $89,236 and the median rent is $1,522. This is significantly lower than in other neighborhoods near UCF.

Things to Do in this Neighborhood

This neighborhood has a nice ethnic mix of Cuban, Puerto Rican, and Vietnamese people, which is reflected in the shops and restaurants found in the neighborhood.

Allison Drive and Bonneville Drive Neighborhood

To the south of UCF is the Allison Drive and Bonneville Drive neighborhood.

The homes are small- to medium-sized with up to four bedrooms. There are many apartment complexes and high-rise apartment buildings that cater to university students. Most of the homes were built between 1970 and 1999. A few of the newer apartment complexes were built after 2000. The vacancy rate is very high at 43.6% because of the constant moving in and out of the students. That means it is very easy to find a place to rent in this neighborhood.

The median home price in this neighborhood is $192,719 and the median rent is $1,332.

Things to Do in this Neighborhood

The focus of this neighborhood is on university activities and things enjoyed by college students such as coffee shops for studying and bars to hang out with friends. About 25.9% of the population attends the university.

Tangelo Park Neighborhood

To the west of UCF is the Tangelo Park neighborhood.

Home Styles

The homes are small up to two bedrooms and medium-sized with up to four bedrooms. There are many apartment complexes and high-rise apartment buildings that cater to university students. Most of the homes were built between 1970 and 1999. A few of the newer apartment complexes were built after 2000.

Housing Prices

The median home price in this neighborhood is $86,947 and the median rent is $1,686. This is a much lower median home price than other neighborhoods near UCF; however, the median rent is higher.

Things to Do in this Neighborhood

The focus in this neighborhood is on activities and things enjoyed by college students. About 20.4% of the residents attend college.
